Flat rates, quoted before the work starts.

No hourly billing. The rate sheet publishes the day submissions open. Waitlist members lock founding rates against it.

We are not publishing numbers we have not committed to. Firm registration with the Texas Board is pending, and until it is active nothing is being sold. The rate sheet goes out to the list first, and the founding rate held for waitlist members applies against it.

How the pricing works

Flat rate, by plan type and size

A carport is not a metal building and a single family foundation is not a commercial slab, so they are not the same price. Within a type the rate is flat: the same set of drawings costs the same on a Monday as it does the week before a permit deadline.

Quoted before anything starts

You see the number and agree to it before an engineer opens the file. No hourly billing, no revised invoice at the end, no line item you did not expect. If the scope turns out to be different from what was described, we requote and you decide.

Revisions are part of the job

The first round of revisions on a set we reviewed is included. Plans coming back with comments is a normal outcome of engineering review, and charging for it twice would give an engineer a reason to be generous with a seal. That is the wrong incentive to build a business on.

Rush is priced separately

Moving a job to the front of the queue costs somebody else their place, so it costs money. It is a stated rate, quoted up front, and it is optional. Standard turnaround is measured in business days without it.

Volume is a different rate

Five or more plan sets a month is a different business with different economics, and it gets account pricing and terms instead of paying job by job. That is the whole reason the volume page exists.

What moves a price

  • Plan type and the structural system involved
  • Size of the structure and the number of sheets
  • Whether a site visit or existing conditions review is needed
  • Rush handling, if you ask for it
  • Whether you are on an account or submitting job by job
